How’s the Market? April, 2023

Dear Friends,

Here are two words to describe what’s changed in our market, of late: Baby Boomers.

Did you know, according to the National Association of Realtors, 40% of buyers around the US (and in our markets) are baby boomers? Whereas in prior years, buyers were primarily millennials and gen-exers, their stiffest competition has now become the older generation.

There are many reasons for this demographic shift. For example, there are more of the older set, with more means (they own the majority of real estate in the US) who want homes for their changing needs – to ‘age in place,’ to pursue family gathering spaces, etc. Their confidence in the market has increased and they have been encouraged by the appreciating values, while their younger, less cash-rich counterparts have been feeling more discouraged.

In our area, now, paradoxically, the ones leaving the state for the sunbelt a few years ago, yes, boomers – are NOT easily letting go of their current Connecticut real estate. And this has been a big factor in inventory shortages.
