How’s The Market ? January 2020

Dear Friends,

Happy New Year, Happy New Decade, Happy January!

Guess we’re all hoping this temperate weather will continue to visit as the winter progresses, and with only less than three weeks to Super Bowl Sunday, the traditional start of “real estate season,” we have our eyes on Spring. I’m excited about all the new listings we are preparing for the 2020 Spring market.

While 2019 was definitely a buyer’s market, and we’re expecting this phenomenon to continue into 2020, there has also been a significant overall decrease in inventory across Fairfield County. (Across the country as well.)

That means while there still may be many “deals” out for bargain hunters, those searching the ‘plum property’ (great condition, well-priced) may likely have to compete with other offers — these properties may still sell at or close to asking (or even above in some cases.)

I am happy to report The JoniHomes Group has consistently beaten the overall sale to list price averages in our marketplace. That means we will sell your home for more. How much more?

The 2019 overall MLS average was 93.3% in Fairfield County, while the overall Westport average was 89.2%.
