2021 finished with a 100%+ sold-to-list price on average locally, and less than 2 months-worth of current housing supply, but a steep rise in prices, super-high demand, and shrinking inventory does not automatically bring stress-free transactions. Quite the contrary !
The projections are for strong demand in 2022 as well, But with far LOWER deal volume than in many years, due to the lack of inventory, the stakes are higher. The pressure is more intense for buyers as well as sellers. The timing is even more compressed. The right strategy, and the right expert are more important than ever.
Especially because of the scarcity, and the heavy competition, I am so grateful to have had a very successful (albeit challenging) 2021 – with over $56 million in closed and pending sales in Westport and around Fairfield County.
In addition, I’m extremely pleased to report JoniHomes average sale-to-list price beat the overall average once again – 2021 was over 105% on my listings vs, the 100% market average.
In fact, I have beat the market’s list-to-sale price average every year I have listed homes – by at least a few points — on the listing side. And every year for buyers as well, my average has been a few points lower. So… I’ve actually gotten more money for my clients selling houses each year, AND I’ve gotten my buyers a better deal too.
